| Abstract | The geomorphological evolution of a sand-dune barrier in Buenos Aires, Argentina, is analyzed as a factor regulating the fresh groundwater reserves available. The impact of geomorphological evolution and the consequences for the social and economic development of two coastal areas are assessed. This is one of the most important tourist destinations in the country; for study purposes, it was divided into a northern sector and a southern sector. In the southern sector, the exploitable groundwater is associated with the Holocene and upper Pleistocene geomorphological evolution, which generated three interrelated aquifer units, constituting a system whose useful thickness reaches at least 45 m. In contrast, the northern sector is restricted to two Holocene aquifer units, whose total thickness is on the order of 12 m. The morphological characteristics and the occurrence of the largest fresh groundwater reserves in the southern sector are indicators of better conditions for economic growth, which is mainly reflected on the expansion of real estate ventures. The relationships of transmissivity vs area of real estate ventures (Arev), and total water consumption vs Arev, are indicators for the sustainable management of the water resources. The approach chosen may be used by decision makers in other regions to assess the feasibility of future tourism projects on the basis of the availability of water resources associated with geomorphological features.L’évolution géomorphologique de la barrière de dunes de sable de Buenos Aires en Argentine a été analysée comme un facteur de régulation de la réserve en eau douce souterraine disponible. L’impact de l’évolution géomorphologique et ses conséquences pour le développement social et économique de deux zones côtières a été évalué. Ce sont une des destinations touristiques les plus importantes du pays; pour les besoins de cette étude, ces zones ont été divisées en un secteur nord et secteur sud. Dans le secteur sud, les ressources en eau souterraines exploitables sont associées à l’évolution géomorphologique de l’Holocène et du Pléistocène supérieur qui ont généré trois unités aquifères étroitement liées, un système dont l’épaisseur utile atteint au moins 45 m. Au contraire, le secteur nord est restreint à deux unités aquifères de l’Holocène ayant une épaisseur totale de l’ordre de 12 m. Les caractéristiques morphologiques et la présence des plus importantes réserves d’eau douce souterraine dans le secteur sud sont des indicateurs de meilleures conditions de développement économique qui se reflètent principalement par l’expansion des entreprises immobilières. Les relations entre la transmissivité et l’étendue des entreprises immobilières (Arev), et la consommation d’eau totale versus l’Arev sont des indicateurs d’une gestion durable des ressources en eau. L’approche choisie peut être utilisée pour des prises de décision dans d’autres régions afin d’évaluer la faisabilité de projets touristiques futurs sur la base de la disponibilité des ressources en eau associée aux caractéristiques géomorphologiques principales.Se analiza la evolución geomorfológica de una barrera medanosa en Buenos Aires, Argentina, como un factor que regula las reservas de agua dulce disponibles. Se evalúa el impacto de la evolución geomorfológica y las consecuencias para el desarrollo social y económico de dos áreas costeras. Este es uno de los destinos turísticos más importantes del país; que para los fines de este estudio, se dividió en un sector norte y un sector sur. En el sector sur, el agua subterránea explotable se asocia con la evolución geomorfológica del Holoceno y del Pleistoceno superior, lo cual generó tres unidades acuíferas interrelacionadas, constituyendo un sistema cuyo espesor útil alcanza al menos 45 m. En cambio, en el sector norte está restringido a dos unidades acuíferas holocenas, cuyo espesor total es del orden de 12 m. Las características morfológicas y la presencia de las mayores reservas de agua dulce del sector sur son indicadores de mejores condiciones para el crecimiento económico, lo cual se refleja principalmente en la expansión de los emprendimientos inmobiliarios. Las relaciones de transmisividad vs área de los emprendimientos inmobiliarios (Arev), y el consumo total de agua vs Arev, son indicadores para un manejo sostenible de los recursos hídricos. Em contraste, o setor norte é restrito a duas unidades aquíferas do Holoceno, cuja espessura total está na ordem de 12 m. As características morfológicas e a ocorrencia de grandes reservas de água doce subterrânea no setor sul são indicadores de melhores condições para crescimento econômomico, que é principalmente refletido na expansão de empreendimentos imobiliários.
