| Abstract | Old dwellings account for almost one third of the existing housing stock in France, but their thermal performance remains too often unknown. Prior to contemplating solutions for sustainable rehabilitation, economic viability, comfort of inhabitants and respect of the built fabric; one has to thoroughly analyse the initial behaviour of this fabric. This is in order to refrain from generating conditions that would weaken an asset which has remained sound and safe for centuries and in turn produce housing which would later become unsafe. Since 2008, several towns with protected areas have carried out works that illustrate the kind of exemplary approach which can be adopted. These have utilised the establishment of multidisciplinary teams with consultants, heritage architects, thermal engineers, assessment of environmental impacts, advanced climate studies, study of behaviour of the building humidity, etc. The initial assessment stage is paramount. The CETE de l’Est1 and the ANVPAH & VSSP2 have jointly drafted a specification and a methodological guidebook in order to assist local authorities to implement an energy audit of a historic district. The document comprises a definition of a typology for the built environment, diagnosis, analysis and propositions for intervention. Once the assessment is completed, the dissemination of information is equally necessary in order to raise awareness of these issues among all of the local stakeholders, including clients, architects, craftsmen, investors, etc. The sharing of the information takes includes forms such as experimental construction sites, recommendation guidebooks, specifications of transfer, etc. These complete measures, applied on to a district or town, encourages locals to implement energy-saving works, while respecting a precious heritage and a positive quality of life. |
