Abstract	In this paper shows a new vision of the real state rating, where it is implied to the procedures that are used to determine the value of properties concepts that you/they determine the thermal well-being (comfort). The objective of the work is to show by means of the thermal behavior of the property like it can vary its commercial value. This study is applied to the housing located in the Metropolitan Area of Monterrey (AMM) for the geographical and climatic conditions (warm dry) that presents. Three are the procedures that were used in this study: thermal balance; Mexican standard (preliminary design NOM-020) for the energy efficiency; I design thermal of the encircling one and field mensurations that serve to obtain conditions of comfort that presents a building. With the results an analysis of energy expense is made in the useful life of the property, of what the operation expenses are obtained. What will mean that it stops when they are smaller it will be rewarded and when they are bigger it will be punished in the life of the property. Obtaining with it not only a commercial value of the property, but rather it is already considered like it will be their economic behavior in their operation to offer satisfaction to their users.
