| Abstract | This research was conducted in the city of Loja province of Loja, aiming exposure of a proposal for a project feasibility for implementation of a parking building for the city of Loja. The introduction is a brief analysis of the situation of our province as it relates to business creation and specific to building parking that is so lacking in the city way. Then Methodology Used in techniques for gathering information such as interviews, surveys and research methods as a scientist, inductive, deductive and mathematician who helped us to present the results of our work are presented. This project presents an alternative investment that implementation will contribute to increase the strengthening and development of economic sector in the city of Loja. After making market research, has shown a wide unmet demand for parking in the city of Loja so there is a good market for it. In the project engineering was determined that for the first year may provide parking service to many customers of the city of Loja. The company legally will become an administratively Limited Liability Company, it will be organized with the corresponding hierarchical levels and their respective charts and manuals functions that allow managing and technically develop administrative processes. The investment for this project is $ 259,776.85 and will be funded by contribution of capital to shareholders with a percentage of 69% and a loan from the Pichincha Corporation with a value of $ 100,000 representing the other 39% loan. In the economic and financial evaluation, positive indices are obtained as the net present value is 38838.77, the internal rate of return is 11.45%; the amount of the investment recovered in 5 years and 6 months approximately Benefit Cost Ratio of 2.20 US dollars, the project is not sensitive to an increase in the costs of 47.77% and is not sensitive to a decrease in the incomes up to 21.70%. For all determined in each of the studies, we can finally conclude that if the implementation of a parking building in the city of Loja is feasible. Finally, conclusions and recommendations by analyzing occurs throughout the investment project such as: market research analysis, the service will be offered this building parking, existence of unmet demand, installed and used capacity, financial evaluation criteria etc . Regarding recommendations are: promoting the creation of such feasibility studies through training programs for prospective investors, financial institutions that agiliten loans with low interest rates, the National University of Loja serve as entity Link to formulate institutional arrangements for the introduction of this type of investment in our city, and finally that this project will serve as a link knowledge to new generations |
