| Abstract | The purpose of this paper is to identify and to quantify the elements for pricing new vertical residential developments in the city of São Paulo, Brazil. We look for urban, site and neighborhood elements that bring additional information for pricing (not only the physical aspects of the residential developments). Our hypothesis is that the effects on residential prices of variables related to quality of living (such as income, health, crime etc.) are greater than the effects from variables related to land regulation. We adopt hedonic price models in order to test this hypothesis and geocoded dataset. The results show the importance of quality of living and accessibility for pricing residential developments in São Paulo. |
