| Abstract | Now days in Colombia and Medellin there are a high rise of prices in the new homes for sell, those prices are rising for some reasons which will be explained in this document. In the last 5 years it has shown big changes in the different variables which have made that the price rise. This rise of prices makes the people talk about some real estate bubble. The way for identify the different variables that make the price of the new homes change was making some meetings with different persons who have an extensive knowledge in this subject. These persons were Federico Estrada García, Eduardo Loaiza Posada and Luis Javier Cuartas Jaramillo which are the CEO of La Lonja, Camacol Antioquia and the construction company Umbral respectively. In this document can be find some different variables that were found in the meetings with the experts. Some variables that were found are the price of the ground, the direct costs of construction, new laws and regulations created by the government like the RETIE, RETILAP, the new P.O.T and some others. These variables have a big influence in the final price of the home, making it to have some rises in the price. |
